Conduct an official search at the Ministry of Lands or eCitizen to confirm ownership and check for any encumbrances.Offer & Sale Agreement:
Once satisfied, both buyer and seller sign a Sale Agreement prepared by an advocate, outlining terms and conditions.Payment & Transfer Documents:
The buyer completes payment and the seller provides all necessary transfer documents (title copy, ID, PIN, rates clearance, etc.).Land Control Board (LCB) Consent:
Consent is obtained from the Land Control Board, authorizing the transfer of agricultural land.Valuation & Stamp Duty:
The land is valued by government valuers to determine the stamp duty, which is then paid to KRA.Transfer Registration:
The transfer documents are lodged at the Lands Registry for registration in the buyerβs name.Title Deed Issuance:
Once registered, the buyer receives a new title deed β now officially recognized as the property owner. π
