Owning land is a proud achievement β€” and obtaining your title deed is the final step that makes it official. Here’s how the process works:

  1. Land Search:
Conduct an official search at the Ministry of Lands or eCitizen to confirm ownership and check for any encumbrances.

  2. Offer & Sale Agreement:
Once satisfied, both buyer and seller sign a Sale Agreement prepared by an advocate, outlining terms and conditions.

  3. Payment & Transfer Documents:
The buyer completes payment and the seller provides all necessary transfer documents (title copy, ID, PIN, rates clearance, etc.).

  4. Land Control Board (LCB) Consent:
Consent is obtained from the Land Control Board, authorizing the transfer of agricultural land.

  5. Valuation & Stamp Duty:
The land is valued by government valuers to determine the stamp duty, which is then paid to KRA.

  6. Transfer Registration:
The transfer documents are lodged at the Lands Registry for registration in the buyer’s name.

  7. Title Deed Issuance:
Once registered, the buyer receives a new title deed β€” now officially recognized as the property owner. πŸŽ‰
